Renting or buying a Broward condo, priced both ways
A $255,000 Broward condo, the July 2026 county median, costs about $1,589 a month in principal and interest with 10% down at 7.40%. With taxes, dues, insurance and repairs, our example comes to about $2,859 a month against $2,100 to rent a similar unit, plus $25,500 down and closing costs. Buying wins when you stay long enough for equity and price growth to cover the cost of getting in and out.

What you get for owning
In the first year of that loan, about $2,157 of your payments goes to principal and about $16,911 to interest. Price changes matter more than the paydown early on: Broward condo prices were down 3.77% year over year in July 2026, while single-family prices were up 4.84%. A buyer who needs to sell in two years can lose money on a condo even at a fair price.
Owning your primary home brings Florida's homestead exemption, which can take up to $50,000 off the taxable value, and the Save Our Homes limit on how fast the assessed value can rise. A rental investor gets neither on that property.
The condo questions to ask first
After the 2021 Surfside collapse, Florida's 2022 building safety law (SB 4-D) required milestone inspections for certain condo buildings and barred associations from waiving or cutting reserves for certain items, and later laws have adjusted those rules. In older buildings that has meant higher dues and, in some, large special assessments. Before you buy, ask for the association's milestone inspection status, its reserve study, and any planned assessments, in writing.
When buying wins
- You plan to stay five years or more, so closing costs spread out.
- The total monthly cost of owning is close to the rent for the same home.
- You have the down payment and still keep an emergency fund.
- The building's finances are sound, or you're buying a house without an HOA.
Renting is the better call if you might move within a few years or the building's finances are shaky. For figures on a specific home with your own credit, see what buying would cost you.
Questions people ask
Is it cheaper to rent or buy a Broward condo?
At the 7.40% rate of mid-October 2026, owning a median Broward condo runs about $760 a month more than renting one in our example, once dues, taxes and insurance are counted.
How much do I need to buy a condo in Broward?
At the $255,000 median with 10% down, about $25,500 for the down payment plus Florida's mortgage taxes of about $1,262 on a $229,500 loan, and lender and title costs on top.
What is the homestead exemption in Florida?
It can reduce the taxable value of your primary residence by up to $50,000 and qualifies the home for the Save Our Homes assessment limit. Apply with your county property appraiser.
Why are condo association fees going up in Florida?
Inspection and reserve requirements that began with the 2022 building safety law, SB 4-D, pushed many associations to raise dues or levy special assessments, especially in older buildings.
