Full-Service Leasing, explained

Full-Service Leasing hands the whole leasing job to a licensed agent: pricing, photos, the MLS, every call and showing, screening, the lease, the condo or HOA approval, and the keys. You still pick the tenant. It costs one month's rent with a $1,995 minimum, paid out of the move-in money when the lease is signed.

Quick answer

  • One month's rent, $1,995 minimum, paid only when a lease is signed.
  • We handle showings, screening, the lease and association approval. You choose the tenant.
  • Leaves or is evicted in the first 6 months? We lease it again free.
  • One licensed agent runs your home from the first call to the keys.

Who it suits

It suits owners who live out of state or overseas, owners whose jobs won't flex for weekday showings, and owners who did it once themselves and would rather not again. It also suits a condo with a slow association approval, paperwork most owners see once every few years. And it suits an accidental landlord, someone who moved and kept the old place, who has never screened a tenant before and doesn't want to learn on a $2,500-a-month asset.

What it costs

One month's rent, paid when the lease is signed, out of the move-in money, with a $1,995 minimum. If a renter's agent brings the tenant, they're paid from our fee, not on top of it. You can cancel any time before a lease is signed.

What's included

  • Pricing from recent leases nearby
  • Pro photos, the MLS, the major rental sites and Rentvana
  • Every call and every showing
  • Screening against written criteria, with you picking the tenant
  • A Florida lease with the required disclosures, and the condo or HOA approval
  • Move-in money collected and keys handed over
  • A free re-lease if your tenant leaves or is evicted in the first 6 months

The lease we write carries the disclosures Florida requires, including the radon statement and, for leases of a year or longer, the flood disclosure. Older homes get the federal lead paint packet. The details are in disclosures a Florida landlord has to give.

Screening runs on written criteria you approve up front, such as income, rental history and credit, applied to every applicant in the order complete applications arrive. You see the qualified files with our notes and make the choice.

After move-in

Full-Service Leasing ends when the tenant has the keys. Rent collection, repairs and renewals stay with you, along with the deposit account Florida requires. Our guides on handling security deposits and hurricane prep and storm repairs cover what comes next.
