How the $99 Flat-Fee MLS Listing works

The Flat-Fee MLS Listing puts your rental on the MLS, the major rental sites and Rentvana for $99, and you pay $400 more only when it rents. You see a free price report built from signed leases near yours before you pay anything, and every inquiry reaches you right away through our private relay. You show the home and pick the tenant, so it suits owners who live nearby and like to stay hands-on.

Quick answer

  • $99 to list, refundable until the listing is live. $400 more only when it rents.
  • Free price report from recent signed leases first.

Why the MLS matters for a rental

The MLS is the shared database licensed agents use to list homes. BeachesMLS covers Miami-Dade, Broward, Palm Beach, Martin and St. Lucie, so a rental on it reaches every agent working with renters across that stretch the day it goes live. An owner can't post there directly. A listing has to come through a licensed brokerage, which is the part we do.

Step by step

  1. Step 1: See your free price report

We pull recent signed leases near your rental and show you the range, before you pay anything.

  2. Step 2: Sign up online in a few minutes

Your contact details, the address, the rent and details, your price report, the listing agreement, and the $99 list fee, refundable until your listing is on the MLS.

  3. Step 3: We confirm you own it

We match you to the owner on the county property record and mail a code to the owner's address on that record. You show ID and walk us through the home on a short live video. That keeps copies of your rental off the site.

  4. Step 4: Your rental goes live

On the MLS, the major rental sites and Rentvana, with the full monthly price and the move-in total shown up front.

  5. Step 5: Every inquiry, straight to you

Renters' messages and showing requests reach you right away through Rentvana's private relay, so your number stays private. Show it in person, by lockbox or by self-tour, and pick your tenant. With Full-Service Leasing, our licensed team shows the home instead.

  6. Step 6: Pay $400 when it rents

Nothing more until then. We text you 48 hours before it is due. Your listing runs for 6 months.

What's included

  • A free rental price report from recent signed leases nearby
  • Your listing on the MLS, the major rental sites and Rentvana
  • Every inquiry passed to you, with your number kept private
  • Renters with a matching saved search hear about it when you cut your price
  • Agents who bring a renter earn the co-op you set, $700 or more

What stays with you

You answer inquiries, show the home, screen applicants and sign the lease. Listing through a licensed brokerage also means the federal Fair Housing Act applies in full, since its small-owner exemption ends when an agent is involved. Screening without tripping over it is covered in screening tenants without breaking fair housing law.

Once a tenant signs, the deposit and the required disclosures are yours to handle, from the separate Florida bank account to the flood form. See handling security deposits. If you'd rather hand all of it off, Full-Service Leasing does.

Got our letter?

Your owner code is printed on it. Enter it when you sign up and your listing can go live as soon as the rest is done. No letter? Leave the code blank and we mail one.
