How to search every rental on the MLS
Rentvana search shows every home for rent on BeachesMLS, the listing service agents use across Miami-Dade, Broward, Palm Beach, Martin and St. Lucie, and it's free. Type a city, neighborhood or ZIP code, set your price and bedrooms, and you see the same rentals agents see, with prices, photos and status. New listings come in through the day.

What the MLS is
MLS stands for Multiple Listing Service, the shared database licensed agents use to list homes for sale and for rent. BeachesMLS is one of the two big ones in Southeast Florida, and Rentvana search reads it directly.
Condo and house rentals owned by individuals are mostly listed by agents on the MLS. If you only look at big apartment complexes' own websites, you miss most of that market.
Search in three steps
- Pick a place. Type a city, neighborhood or ZIP code into the search box. You can add more than one place to look at a few areas at once.
- Set your filters. Open Filters for the price range, bedrooms, pets, housing vouchers and the date you need to move in.
- Save the search. Turn on "Email me new matches" and we email you when a new rental fits.
Too few results?
Widen the price range by a couple hundred dollars or add the next neighborhood over. Homes priced just above your limit often drop after a few weeks.
Tips that save time
- Use the map under the results to see where each rental sits next to work, school and the neighborhoods you know.
- Turn on "Checked only" to see homes whose owner we matched to the county record, with the full monthly cost shown.
- Check the listing for words like "annual", "seasonal" or a minimum lease term, so you don't fall for a winter-only rental.
What to look at on each listing
- The rent and the fees. Ask for the all-in monthly number, since some condos and communities add charges on top of rent.
- Association approval. In a condo, the association's application can add weeks. Condo and HOA approval covers the timeline.
- Pets. Ask for the landlord's and the building's pet rules in writing.
- Storm protection. Ask about impact windows or shutters, and look up the flood zone on FEMA's map, as our flood zone guide shows.
- Available date. Filter for when you need to move, and ask whether the date is firm.
What the statuses mean
Active means the landlord is taking applications. Pending means the landlord accepted one, and pending leases do fall through, so a pending home you love is worth saving and watching. A listing that disappears was leased, withdrawn or expired, and the same home sometimes comes back a few weeks later at a lower price.

Questions people ask
Is the MLS search free?
Yes. Search, email alerts and questions to our agents cost renters nothing.
Can I get an alert when a new rental is listed?
Set up an email alert with your area and price, and we email you new matches each morning.
Do I need an agent to rent a home I found on the MLS?
No, but the listing agent works for the landlord. Ask us on the listing and a licensed agent on your side answers questions and sets up the showing at no cost to you.
Are all South Florida rentals on the MLS?
No. Many large apartment complexes rent directly from their own offices. The MLS is where most agent-listed condos, townhomes and houses show up.
