For landlords

Your rental listing expired or was withdrawn. Now what?

A listing that didn't rent the first time usually has one or two fixable problems, and the price is the most common. Check it against recent signed leases, refresh the photos, make the home easy to see, and fill in every detail renters filter on. Then relist on the MLS for $99, and pay $400 more only when it rents.

Quick answer

  • Price is the usual culprit. Compare with signed leases, not asking rents.
  • Dark or missing photos and hard-to-book showings come next.
  • Expired or canceled means you are free to relist. Withdrawn may not.
  • Relist for $99, with $400 due only when it rents.

Why good rentals sit

  • The price was set from asking rents instead of signed leases, so it sat above what renters were paying.
  • The photos were dark, few, or skipped the rooms renters care about, like the kitchen and the main bathroom.
  • Showings were hard to get, with narrow windows or a tenant still living there.
  • Details were missing, like pets, parking or the full move-in cost, so renters filtered it out.

Count the inquiries before you change anything. Plenty of calls and no applications usually means the home disappointed in person, so look at condition, smell, noise and the move-in terms. Few calls means the listing never earned the visit, which points back to the price, the first photo and the details renters filter on.

What to fix this week

  1. Step 1: Check the price against signed leases

Get our free rental price report and see where recent leases near yours landed.

  2. Step 2: Refresh the photos

Bright, wide shots of every room, taken in daylight. Professional photos are an optional add-on when you list with us.

  3. Step 3: Make it easy to see

A lockbox or self-tour lets renters come when they are free, often evenings and weekends.

  4. Step 4: Fill in every detail

Pets, parking, utilities, the full monthly price and the move-in total. Renters filter on these.

  5. Step 5: Put it back on the MLS

List it for $99, and pay $400 more only when it rents.

Expired, canceled or withdrawn?

Expired or canceled means your old listing agreement has ended, and you are free to list again. A withdrawn listing can still be under its agreement, so read its terms before you relist anywhere. If it still runs, the end date is in the agreement you signed.

ExampleThe cost of another empty month on a $2,300 condo
Rent not collected
$2,300
Association dues, taxes and insurance that keep coming
Your carrying costs
A $100 cut over a 12-month lease
$1,200

If the price was the problem, the cut usually pays for itself before the first renewal.

Questions people ask

Why is my rental not renting?

Most often the price, set from asking rents instead of signed leases. Weak photos, hard showings and missing details come next.

Can I relist my rental after the listing expired?

Yes. Once the listing agreement has expired or been canceled, you can list with anyone. A withdrawn listing may still be under its agreement.

How fast can I get it back on the MLS?

Once you sign up and we confirm ownership, your listing goes live. Owners with our mailed code move fastest.
